What can you tell me about these plans.
Charles Roccaforte’s Hill Country Plans, Inc. has provided continuous design service since 1974. Our qualifications are built on award winning design solutions, technical expertise and specialized knowledge of the construction process. Although we design primarily for the Texas region, our plans have been sold across the country and worldwide.
Are these plans ready to build?
All of our plans are field-tested. Some designs have been built one time, others as many as 200 times. Our plans are prepared in accordance with codes and practices in Texas. Minor changes may be required for foundation, plumbing and electrical, due to local codes and/or site conditions. Your local qualified builder or design professional can attend to most of the changes. Your local building officials cannot hold Charles Roccaforte’s Hill Country Plans, Inc. responsible for conflicts in codes, construction practices or interpretations.
When I order plans, what does it include?
Foundation plan, typical foundation details, floor plan, exterior elevations, typical wall section details, necessary cross sections, necessary interior elevations, electrical plan and a ll in the blank materials specification form. Square footage calculations are based on total heated space at exterior face of walls and will NOT include garages, porches or exterior storage areas.
What do the plans NOT include?
Plumbing or A/C & heating plans, due to regional differences in climate & variations in local codes. These items are obtainable from your local subcontractors. Materials lists: most builders prefer to prepare their own materials take-off .
Can there be changes made to the plans?
A reliable builder who is knowledgeable of construction practices and local codes can make most minor changes in writing prior to or during construction. A designer or engineer however, should make major changes. Do you see a plan you love but would like the living room larger, different size windows or stone on the exterior? Not a problem — we are available to make modifications for an hourly charge. We are also available to design a custom home for you. How many sets of plans should I order?
We suggest a minimum of 6 sets – one for the owner, one for the builder, two for the building permit and two for the mortgage lender. Most of our builder clients require 10 sets (6 sets as outlined above, plus 4 sets for the subcontractors). If you plan to use F.H.A. or V.A. financing, you should order two additional sets.

Take advantage of our price break by ordering all your sets at one time and save money. While printing your order, additional sets can be printed at a nominal cost, and the savings will be passed on to you. SINCE WE PRINT ONLY ON ORDER, WE CANNOT ACCEPT RETURNS FOR REFUND OR EXCHANGE. THESE PLANS ARE NOT RETURNABLE. PLEASE DOUBLE-CHECK THE PLAN NUMBER BEFORE PLACING YOUR ORDER. ORDER ALL OF THE SETS OF PLANS YOU WILL NEED AT ONE TIME FOR THE BEST
